WILMINGTON — A leading U.S. builder of active adult communities is headed to Brunswick County’s fastest-growing town.

An area along River Road in the Mallory Creek neighborhood will welcome just more than 750 homesites on 300 acres of land. Del Webb is behind the build-out in Leland, with six model ranch homes now under construction.
The company, an affiliate of PulteGroup Inc., already has communities in the Queen City and Triangle area. It also has a Del Webb residential area in Riverlights in Wilmington.
The Del Webb at Mallory Creek neighborhood is for 55 and older residents. The single-family homes will be anywhere from 1,200 to 3,400 square feet, and can be personalized with flex space and room for entertaining. Prices will be in the $300,000 range.
The neighborhood will include a 20,000-square-foot clubhouse, with a featured kitchen, event and gathering spaces, abundance of clubs and activities, indoor and outdoor swimming pools, poolside café, fitness center, and pickleball courts. There will also be walking trails, a community garden, and a dog park within the neighborhood.
“From resort-style facilities and activities to a diverse array of resident clubs, Mallory Creek will offer something for everyone,” David Carrier, president of PulteGroup’s Raleigh division, said in a press release.
The neighborhood — located in close proximity to the area’s shopping, dining, medical facilities, and beaches — is expected to welcome move-ins by late 2024 or early 2025.
